If there is a disconnect, they should ask sellers outright about their expectations and emphasize the importance of honesty and openness for the sake of the sale.
Among other things, agents should know whether the sellers can be flexible in their schedules to maximize the time their property can be shown.
Does the home have any flaws that should be discussed earlier rather than later? Does it need any repairs or maintenance?
Realtors also want to know early on if the seller is working with another agent.
